Seems to me whoever is giving you advice on how to get around the law has their own agenda... are they the seller?

I took a community college RE course 20 years ago, and the slow pace was great because it gave me enough time to actually read and absorb the information in the text book. 

, working my way through them during drive time, and @Joshua Dorkin was saying how real estate is often slow and steady, not the fast paced excitement that non-investors often picture.

A one month vacancy of a $700 unit could easily cost several thousand dollars when you figure in all the costs.I keep rents in pace with the market, but I also take into account condition.

@Quincy Lockett Rents don't always keep pace with appreciation, especially if it's relatively rapid.

Whatever you do if you are able to connect with the renter in a way that provides the message that you two support the same agenda then things will go much more smoothly. 

But, one guy with an agenda sweet talks everyone, gets in on a ballot and gets enough votes to force us all to pay for his garage doors.  

People making those types of movies usually have an agenda... reality is often more... complicated. 

People that have an agenda driven by a disorder are at best a pita and at worst dangerous.
