I've got a ton of folks who can pour my foundation, but I'm looking for trustworthy, independent tradespeople that could pull my water, sewer, gas, and electricity out to this soon-to-be existing slab.I wonder how you all find these folks?

What most folks who want to buy turnkey seem to be looking for is low cost cash flow markets.

This then becomes a compounding effect as if the next generation is smaller, that means there will be even less folks to have kids and it becomes nearly impossible to reverse the trend. 

We consider those folks a threat to our business. 

I know there are formulas out there and methods that different folks use.Regardless of what I do the deal needs to be the right one.

Too many folks (myself included) register an LLC as one of their first "action" steps but it's really just going to cost you time and money and does not serve any purpose until you have your first property.
