The taxes in Michigan are so high, it is (going to) drastically compress the cap rates of properties.In a nearby city (Harper Woods), the NORMALIZED TAX RATE IS 5%If you want to get an un-levered return of 10% on your commercial property (which might arguably be low), you need to be getting a gross rent roll of close to 20%.
