Newbie from cary NC with a question of rent-to-own option.

I just want to say Hi to everyone on this forum and I am a big fan of biggerpockets podcast. I have a real life question, we just got a deal and wish to go with rent-to-own route. Is there anything that we should pay special attention to? For the purchasing price, should we give a number based on today's market or later? For the contract, do we just google to find a sample online?
