If that's true, I would dive into podcasts/audiobooks while driving/doing chores etc while simultaneously focusing on tightening the belt to save cash for a down payment and cleaning up your credit.Then when opportunity strikes you will be both mentally and financially prepared to jump!

Peter,As you stated in other posts, you must get over the "overly conservative" mentality, better known in the REI circle as the fear factor.Not to say that being conservative is entirely bad, but you must find a happy middle which enables taking action!

-It's my job to get the repairs done as quickly as possible so I can close the deal -Have the buyer get involved in the repairs and upgrades because it's their house so that they can take mental and emotional ownership the more they are emotionally involved in making it "their home" the more copperative they'll be if any problems arise.
