I am calling and emailing people I know who lend.

They just want the deal to close and move on to the next one.If you're ready to close, that's the "CD" or closing disclosure (it's a new form in the industry that the CFPB (consumer financial protection bureau) put in place for every loan from now on, instead of the old Good Faith Estimate and Truth in Lending.

Hard money lending is a big part of the REI business.

If the purchase price of the deal is low enough it is possible that they can lend you enough to buy the whole deal.

You have to choose how passive you want to be, what your skills lend themselves to, what time you have, and many more things.

The devil is always in the details....In short, Portfolio Lenders can be a useful tool for long term investors where the Community Banks/Institutional banks are not the best "fit" for your long term Portfolio.
