I'm putting in an offer this afternoon on a buy and hold in the North Ogden area.

I know for a fact that out of state (and out of country) investors operate in this same area as us, and would likely not have had access to either of these transactions, or if they did, might not find out this difference until it was too late.

There have been a few late payments, but everyone pays the full rent every month.

I woke up late last night to sound at the cabin. 

Unfortunately, liability insurance, while absolutely necessary only goes so far; after the fact is too late to initiate an asset protection program, needs to be done ASAP.

Started too late.

So I may be a little late to the game.

We have a seller financed home that the buyers consistently pay late each month.
