I’ve been steady focus on multi family to create passive income but that idea is starting to seem slim since I haven’t been able to find any within my budget or in a good location.

And allot of people are out here cause of rent prices if you know how to screen your tenants properly You wouldn't have any problems I know every Top realtor out here and they know just about every renter out here as well this city is great for developments just expand your vision i always told my mom if the right investor comes out here and knows what to do they will be the next Bill Gates lolGood Luck

Could always call around asking for vacancies to see get a general idea of whats out on the market.

Seems like a great idea at the State Fair, but I'd be 90% of the homes I go in that have those, the room never gets used. 

The idea behind this training is convincing a realtor to grant you access to the MLS, I don't believe this is as easy as one may think.

Zillow rental, apartments.com are both good websites to look at to get ideas on the market rate.
