This particular deal is a little different from your normal investment as it's intent is to be rented until my family and I are ready to fill it's walls with our own photos and it's floors with my sons never ending accumulation of toys.

Let’s say the cost to build is $320k for 3 floor home.

I’d like to get some data on prices per sf, floor plans, lot selection criteria, etc but wanted to start somewhere better than just a Google search for builders. 

House got a total overhaul of brand new paint, refinished flooring, completely gutted bathrooms, brand new roof, new electric panel, new granite, new appliances.

We then replaced it with brand new subway tile on the walls, wood plank tile on the floors, new paint, new toilet and plumbing, and a new barn door.

The property is about 100 years old, needs a new garage in the next 5-10 years and has some quirks to it like a slightly slanted floor and low ceilings upstairs (about 6-7ft high).
