I suspect that as part of what is considered in doing a full blown appraisal, your overall risk profile and DSR (Debt Service Ratio) will be looked at.You have to be careful about your assumptions and ensure that the stuff you're adding to your portfolio is capable of producing the income where that looks favorable, especially if you don't have other earnings (or much of them). 

They range from programs that require full documentation but are more flexible on credit scores and credit events.

Do you think the wealth that you can potentially receive as an REI makes up for the lost benefits from the full time job? 

Know the entire scope of your plan, and don't let a sledgehammer touch the home until you have FULL approvals. 

Trying to validate to the seller why he/she is asking too much is a full's game...
