I agree, people have FOMO because what they read on sites like BP but do not realize for every one story they read where someone allegedly hit it big there are 10 failures.

Someplace that can weather the storm of possible bank failures.

I love the success and failure stories from their guests.

There of course are other means of failure in beams but from what you're describing I don't believe there's risk of that.The first of those two, compression  -  I have seen. 

Otherwise the success or failure of your venture will largely fall on the shoulders of a local PM. 

@Brian HolmesYou can make money via "Wholesale" but I have to imagine that the failure rate is high for wholesalers starting out.You may be better off signing up to become an agent - Atleast be an agent for a while where you can learn buyers look for in a property and how much they pay for a property before you go and become a wholesaler.
