My plan at 18 year old

Hey, I recently turned 18 and I work in the HVAC field. I live rent-free and plan to save up for the next two years to put down 20% and get approved for a conventional loan for my first long-term rental property. Do you think it's possible to achieve this goal in two years? Also, what advice would you give me to make it happen?
