Even if they buyer is well funded with cash but they have not bought  or owned commercial there is a little bit of a process to go through.So if you have no money or little money trying some hair brained deal structure you will not get the time of day with brokers. 

., I agree; I think it has helped me clarify my own thoughts and reasons for investing, in addition to realizing how much RE info and reasoning is buried down there somewhere in my brain..

Land is level and has all utilities.I'd like to pick the brain of someone who has actually developed and built a similar size project.

When I had my brain anuerism and stroke almost 6 years ago I played in two different bands.  

We haven't picked their brains which is the next logical step and thanks Tommy for the suggestion, hadn't thought of that yet.

After some discussion, including right and left side brain activity, we blamed much of the inability to think in abstract terms to technology.
