Hello All,As an out of state investor who owns a few properties in STL, does it make sense to join this association?

The house is a 3/1, just over 1000 square feet, and we are planning to make it a 3/2 by adding a master bathroom to the back of the house into the back yard.

Professional videos are by orders of magnitude more expensive and it is very hard to make an average (not high end) home look great on video. 

I’m unsure if HEL or HELOC or selling the rental, doing 0% balance transfers makes more sense, or a combination.  

If the software is not simplifying your life or making you more accurate, you shouldn't use it.

I have found that that is a mistake that a lot of new investors make.

So make sure you have massive reserves. 

Once you find a property, hire a professional property manager who can make sure you comply with the laws and get you great tenants so you can build long-term wealth!
