We've had the 2.37% rate for 4 years now, but when I change the loan balance amount to show the current balance, it doesn't show the correct monthly payment.

I was fortunate enough to receive a gift of equity on this property to cover the down payment and my mortgage is around 168k.

This is something that a buyer/tenant can afford in their monthly payment due to the low cost of a trailer ($40k) seems pretty typical out here for a double wide of roughly 1600 square feet.

The deal was funded in 2 days and I split the down payment and rehab costs with my partner who is one of my close friends and a licensed General Contractor.

Hi, I have an LLC that holds the real estate and the other LLC is handling the management (getting rents, sending payments, etc.). 

create an amendment to your lease agreement that requests all holes will be patched up at move out date and tenants are solely responsible for tv/mount will be properly installed. request for receipt/payment in the amendment. no biggie. i allow this all the time. 

I don’t like providing  blanket SF costs as there are scopes that differ depending on the home but it’s very difficult to complete a gut renovation on a 2,000 SF home for less than $200,000 if you’re pulling all proper permits and and not cutting corners.
