Not advising you to do this but I blame myself for not catching things.

The problem with randomly messaging people is they feel there is an upsell or a catch.

Plenty of stories out there of people who scored deals by just continuing to send letters/make calls and one day they catch the owner in a place where they need to get out of the property asap.

She eventually was able to catch up on the rent, and has paid mostly on time since.Recently, on a Wednesday evening (snowstorm here), she called saying no heat.

This tenant is obviously never going to catch up on the rent and they are going to probably someday be forced out by the sheriff.

My agent should be a superstar at quickly catching deals and flagging as well as an expert in first time homebuyer programs!
