Staggering the compensation is a great way to build urgency. $10k if you move out in 7 days, $7k if you move out in 2 weeks, etc.

Don't think because the building is ocean front that the unit you like has an amazing ocean view.

So I suppose there are 3 routes, you can reach out directly to suppliers to try to build a relationship, use a service like Minoan, or join a buyers group and just reap discounts.

From what I understand, it can be a lucrative way to build wealth over time.

Unless you plan to pair it with a construction division or can build out a brokerage and the property management is utilized to bring in and/or retain business, it's not a great business to be in if you plan to manage 3rd party assets.

I am always paying attention to job sites that are similar in scopes to my own and build sub contractor relationships that way.

I'm looking for events that attract a good mix of real estate investors, agents, and other professionals where I can showcase our lending solutions and build relationships.

Even brand new builds will require repairs.
