With 170k for a duplex you have to do a lot of research and find out the numbers in the area to see if and how you can attract the majority of service members in transition.

Good operators buy (cheap but) decent houses, fix them up in tip top shape, with the bling to attract tenants who will pay a premium for that new house smell.

You need an attractive cabinet that can stand up to minor abuse.

Landscaping is also very important in attracting and keeping new tenants.

But an added 3-4 points might look more attractive for the Hard Money Lender. 

If the cost is above the average amount in that area then it may be worth it to stage and/or make the place as attractive as possible to target those who are willing to pay a little extra for something nicer.

Good value is always attractive as long as there is a consistent need for housing.C)  PETS ruin mobile homes; charge a steep premium for pets.  

If you have an investment strategy in which you buy quality assets in good locations that help you attract high quality tenants, it is possible, not high risk and many investors on BP do it.  

I am thinking about buying a property with 3 beds and 1 bath. 1 bath to me just doesn't seem very attractive to a family.
