I recently spoke with another investor (both of us attend the same REI) I've known for a little over a year or so who asked if I wanted to partner.

Find your local REIA, attend a meeting, and find a realtor who is also an investor.  

I attended REIA groups, joined associations, read books and listened to podcasts. 

After attending the free seminar, and signing up for the 3 day courses set up by Rich Dad events.

The wholesalers job is to get the house under a transferable contract for as little as possible to pass off the deal to investors.You'll also need to build a network of buyers, so attend all your local investor meet-ups, join investor facebook groups, email lists, etc.

In order to buy a city of Milwaukee property, you must attend the landlord training class which is a 1 day free class.

In my opinion, if you can attend something that only a few hundred bucks for a weekend or something like that, it's not that big of a risk.
