I do like the idea but not with a property in a nicer neighborhood where your neighbors could sue you for allowing this type of business to operate.  

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

As we all know business is about growing, but a lot of business die from eating too much than starving.
