@John Warren @Lawrence BarnesHe’s saying it’s new construction so Lawrence unless you’re an accomplished builder yourself who knows every piece of the scope of work - framing standard for FL wind ratings, when you need a CMU structure, termite treatments, plumbing slope and can check it, electrical wiring code and can check it, have a huge network of subcontractors to get the job done on time and on budget, etc.

Older houses aren't necessarily a problem unless the mechanicals are old - cast iron plumbing, knob and tube electric -- those are the things that will cost money.
