They are very different than a home inspector, who will go through all structures on the property and notify you if you will need to repair things like, the foundation, replace the roof, or if there is an outdated electrical system, among countless other things you will want to know about.

The "risk" as I see it involves three factors: 1) How soon will the system, or any of its components, need to be replaced, which a good inspector should be able to counsel you on.  2) How much will the system or its components cost to replace?

You won't be able to know that unless an inspector tells you how the appliances are performing and how your roof is doing.

Agree to terms and if the inspector comes up with something that a lender won't lend on (maybe roof condition or something like that) then you have an out because the probability is that no lender will make that loan until it is fixed.

The seller did not otherwise indicate this at any point during the due diligence period.The pvc pipes themselves were concealed by a drop ceiling, although sprinkler heads were visible through cutouts.The inspector did not identify the issue.
