In the long run singles/doubles end up being pretty similar when you take into account increased vacancy rates, water costs, Snow and lawn care on the multi's.  

Look it it up.Maybe there is something the tenant can do for you to cover some of the back rent; painting, removing trash, cutting grass, pushing snow, showing apartments for you, landscaping....etc.Tenants who help you pay your mortgage are a great asset.....work with them.Charles

I don't have the outside picture, with all the snow I just wanted to run inside the house.

Oh and if you are in area that has: earthquakes, hurricanes, wild fire, excessive snow, there will be some extra requirements on top.  

Its the season of cold weather, snow, and all that other great stuff winter does I know everybody loves as much as I do haha (not really).

High rent folks with fewer issues and lawn/snow are taken care of by HOAI'm also not including a lot for vacancy and repair.

are there other maintenance things that he has to do for tenants like mow lawns, shovel snow in the winter...etc...  

GROUNDS.Tenant agrees to maintain the grounds and remove snow from walks and driveways and will we will cut the grass as needed (approximately every week during the growing season).
