Hi every body,As a new agent and after 6 successful transactions in the first 3 month of my new career as a Realtor, I am moving forward and want to find a multifamily for the investor I am working with in Houston TX.I have found some in MLS with his criteria but before going to the properties I want to know how should I have numbers and comps and rent ranges for different units.Does any one have any idea about having my reports and numbers to make sure that the deal worth spending time or not.Thank you in advance

(if possible) I use to skiptrace in Canada and I don't think there was away of finding if these people were working or not. we had to use other alternative in verifying employment. by the way I live in Houston texas, so any help would be greatly appreciated.where and how can I obtain a list on people who are recently unemployed?

What I think COULD be a sign of shifting tastes is more and more young people buying smaller first houses or even downsizing.My wife and I rented out our 2300sf house in a great houston suburb, and purchased a 1000sf house for twice as much closer to town and have not missed it one bit.

There are several big realtors and home builders here in Houston that are quite active on radio and TV.If you're trying to hit individuals who are in the market to buy or sell now, it's not very efficient because only a small percentage of the people who hear your message have any interest in buying or selling a home at that moment.All of that assumes you're buying time on a large mass-appeal radio station with a market-wide audience.

The numbers don't really make sense for MFRs in Los Angeles, so I'm expanding my search to other southern parts of California, and also going to be looking into Phoenix, Arizona & Dallas/Houston/Austin.Don't really know anyone outside of CA in real estate, so hopefully I meet some experienced realtors/investors that can point me in the right direction.
