During the inspection I noticed that some toilets have constantly running water and the wall heaters were still heating despite 110 degrees outside and the evaporative cooling running full blast.

In parts of Maryland you need to get a toilet count on the existing home to receive credit for them toward the cost of the new water service. 

At the end of the day, after the tax-breaks and principal paydown, I am flushing less down the toilet than I was while I was renting so it's not a bad position to be in.

A day of inspection deposit return is dangerous, my sister had a tenant deliberately plug the toilets and she did not know until after they left.  

Looks like they struggle to make ends meet from the payment record, but I also know they have been begging for the toilet leak to be fixed for months so that could also be a reason for nonpayment.  

Not to mention she dripped paint all over the carpet, baseboards, windows, door frames, electrical fixtures, toilets and shower!

I tell you what i spent 4 grand on a toilet leak...

That will cover new flooring throughout, new paint throughout, some electrical and plumbing repairs, new kitchen counter tops, fix or replace a few doors, and a lot of miscellaneous stuff (replace toilet(s), new door knobs, some sheetrock repair, etc, etc..

(By way of example, I had a tenant who's kids were deliberately flushing unused tampons down to toilet to clog my sewer line.)

He loves them , no stopped up toilets , broken furnaces .
