Also have pre-approval for financing at 20% down from conventional bank as it's only my second active mortgage.

Pendings will show the type of fluctuation and activity of peoperties getting ready to close.

You can find all kinds of active rehabbers that way.That being said, rehabbers aren't always the best buyer.

@Liam Goble I'm just a little further north than @Geoff S. ... and am also very well acquainted with trails (I run ultras).There are almost 600 BP members listed for Maine, though I have no idea what percentage of that would be active.

Look around this site and read the main blog articles, listen to the Podcasts (Both under the "Learn" tab at the top of the screen) and be active in the forums and you will be able to get a pretty quick education on whatever niche you want to get into.It is also good to get out and meet other local investors at some of the many investor events we have throughout the month.
