During the first year, I spent $250,000 of my money installing PEX and copper pipes in every unit, new drain pipes in the walls and under the building, new windows in never unit, remodeled 5 units, new sewer to the street, removed all the trees and plants and spent a fortune removing the lawns and installing concrete base and rocks and a lot more.So, I wasn't really enthused about owning this property because I thought I paid too much money and I did not care for the neighborhood.

As you scale, you realize your time is better spent growing the business.

But still spent 22yr's in a Texas prison.

@Tony Zhang what is your main objective with the insurance, to check the box for the mortgage company and see a large "coverage" number in the contract or ease of use when something goes wrong? 

On other platforms I spent more money and still crickets on leads.

She has a very creative think outside the box approach to help find what you want and submit offers that stand out.

I had maybe 6 different contractors on my last project and I spent a whole lot of time on the phone just trying to get people to get out there. 

@Brian Koziel I thought florida had two options with a check box for what they agree to on the initial lease.

I'm looking to make my first foray into RE investing, having spent a decent amount of time analyzing potential properties.

Sure it's more time intensive, but if you're just starting off that is time well spent and is essentially free.
