Whats the best method for calculating accurate repair costs? Should I hire a GC to walk through every property with me, or is this something manageable on my own? I am a new investor working out of Wichita Falls, Texas. Any insight would be greatly appreciated.

@Trae Jones if are new to this game it would be wise to have a trusted contractor walk the property also. W.F. has some very rough properties. I would not start with those 1920's wood frame houses there. Contractors that can be trusted are very hard to find. Wichita falls has been one of my most difficult markets to rehab properties due to contractors doing poor work or not showing up.
