I’d like to begin contacting some to secure financing/pre-approval letter for this potential property and I have a 10-page .pdf proposal ready to go for this property containing the financials/our experience/comps/pics all detailed for the HML.Anyone have a good experience/non-scam/reasonable HML they’d be willing to share/discuss?!

Based on your profile pic, it seems that you're a pretty young fella, in which case you have time on your side. :)Finally, I come across all sorts of people in Mexico through my network so, if there are some non-institutionalized private lenders out there that could be interested and are not asking for crazy high interest rates, chances are I might know them or get to know them.
