Big time saver if you use the features as intended and more importantly keep your books in the system/utilize online payments and rental applications.

If a preliminary title search I conduct via a public record search shows anything remotely shady, I order a lien and encumbrance (L& E or O&E) report from my title co to be received by e-mail for $80.
