(CL made some changes recently that prevent us from linking our images to url's, which sucks since viewers can't just click through to my site and fill out my form, they'll either have to copy and paste a url I put in the ad, or call me on the phone where I will have to a.) manually collect and then enter into my dbase, and/or b.)refer them to my url so they can do the data entry themselves.)These ads are strictly for building a list of wholesale buyers.

Now if you intend to possibly keep the property and later instead decide to wholesale it, I don't see that as dishonest as things can change, but what you represent initially should be what your goal is going into the deal.Some people do advocate the "keeping the seller in the dark" approach, personally I don't feel it's the correct way to do business though legally there is nothing preventing you from doing so.

Plus, I agree that paying hundreds of dollars to have a contract reviewed hurts the pocketbook and can seen unnecessary depending on the transaction.

Know your local law.Also my bank allows me to prevent people from making a deposit into my account so they have to meet me to make payment if I so choose.

By the time I kick the tenant out, cleaned the place up, marketed it to get a new tenant, at least 2 months would have passed.In addition to vacancy being lost revenue, the reality is, because of the costs of turnover, eviction, utilities need to be on to prevent pipes from freezing in the winter, etc., vacancy is also a COST not just lost revenue.

They don't always make a mess, but it is a risk-benefit thing and worth thinking it through.Puppies are usually worse than adult dogs because they chew and aren't born potty trained.Accepting a dog that is a dangerous breed is an unnecessary risk.Most insurance companies won't insure with this type of breed or will charge more for it if they do.Enough said.

I can't believe it would be legal to prevent someone from doing an inspection before under those circumstances.
