Utilities: T12 +3%Mgmt Fee: 6-10% (depending on market and onsite payroll)Payroll: Maybe one free unit concession to an onsite who lives at building to assist with move ins etc (or not).

Hopefully the Sponsor is being very conservative in their returns and this isn't just a tight spread offering in a macro MF environment that is looking precarious.

You also have to consider loan amounts typically need to be above $250K will carry a 3-5 year prepayment penalty.The biggest thing I see is loan officer are quick to offer a pre-approval for you but the fail to run the DSCR/Rents ratios up front.

In addition, all STRU cleaning companies will be required to use the new multipurpose site located on Center View Road for waste disposal.The multipurpose site was designed to better accommodate the needs of cleaning companies, including extended operating hours and even hours on some holidays.County residents will still be able to use the Center View Road Center free of charge and take advantage of the extended hours the multipurpose site offers.

Currently, the market is still short on supply so when putting in offers you need to put on the 'seller' hat and think what they would want.
