I wouldnt go past 2 homes in the same area, and as I said - the only reason I want to add the 2nd is because is it fully furnished/turnkey and ready to be rented which is nice.

The nice thing about using NPV is that it discounts the later cash flows to be worth less, which is closer what I want to know about my investment.
