You could save about 40 percent of the full bid if you pieced it out.Hire a handyman to demo.Ask your handyman if he can do windows, doors, sheet rock, tape and mud, trim work,painting, tile work, hang cabinets, install vanities, etc.Ask him if he has tools, tile machine, compressor, hand guns, Sometimes handyman are old General Contractors that didn't renew their paperwork.Hire a framer to remove or add walls and new rooms.Hire an electricianHire a plumberHire a sheet rocker and mudderHire window company or handyman to install the windowsHandy man can also do so much .Make sure the electrical and plumbing is done right.Most states allow $2000 of work for a handy man.

I would caution you that this is speculative and can come back to bite you if there is a downturn in the market, but if you can hang in there you may be able to ride the ups and downs of the market and choose the time to sell when the market is up.Lots of stuff to consider, but there are several people who have served and obtained properties in their duty station while doing so.

I just plan to host a number of businesses in the main area, and I am currently finding out from an engineer if I could put a full two-bedroom apartment in the attic (space is there, just need the engineering stamps.)So yes, I have the bug, and I'm just going after the low hanging fruits for now, but in the future, I want to flip one house (even it's with a partner where I do the rehab on the side for the experience) then when I get my credit where it needs to be I'll like to get into a small multifamily.

Tracking lease end dates is low-hanging fruit in our world, so if they don't have a system for that, you definitely want to move on.
