Latest Data On Houston Market From RECONHouston Housing Market Has Strongest January On RecordHOUSTON (Realty News Report) – The new year started off on the right foot as local Realtors had the strongest January ever.The Houston Association of Realtors (HAR) reported 4,469 single-family home sales in January, up 8.9 percent from the 4,104 sales in January of last year.Housing inventory was unchanged from the 3.3-months supply a year earlier.

I have been lurking on Bigger Pockets for sometime now and have finally committed to taking action on my goals for 2018 (mainly, purchase a 10+ unit apartment building) so I figured it would be best to introduce myself the the BP community and start networking. 

But I think the main thing is how long are you planning on owning the rental?

So it would mainly be buying for appreciation at least until someone changes the rental laws.

Aside from having to put 10-20% down to secure the loan, what can I expect to encounter when dealing with hard money lenders in terms of interest rates, points, getting the funds from them to pay contractors/buy supplies, etc.

I’m finding (most notably trulia) that the main reason for a home to be sold cash only is because a bank won’t finance it mainly for 1 of 2 reason.  

Since this is the busy time for taxes, the main number for TN Department of Revenue might be busy.

My main problem is that I have a core group of guys I can depend on to pick up most of my deals, but  they don't buy in some areas, I'm thinking of jumping into another market and need buyers, etc. 

I’ve tried doing this for other businesses before such as flipping cars, and a photography/videography business I started mainly in the real estate industry.

Meaning finding the deals/investments, or is there a 'plentiful supply' of investing options that are looking for investors similar to REITs?
