Ok thanks for confirming for me, I would love to do BTR 4plex's because of my dad being a contractor and we could forgo our fees to make it cheaper, but it just doesnt seem feasible, and i don't see any currently being built at that sizeI appreciate your answers!

It is a challenging time, but I have also heard that things are working their way back.That being said, if you are still looking for deals as a flipper or buy & hold investor, I would love the opportunity to work together & find out what you're looking for. 

I am assuming a warranty deed is the best option over a quit claim, esp since I already filed two quit claims (The first was to change the tenancy from joint to tenancy in common; and the second was to add my daughter as a tenant in common).My situation is pretty complex...or maybe I'm just making it too complex--I'd love any input anyone might have!
