Read up on student rentals it is not for everyone but if you pick good tenants and get parents to co-sign it can be lucrative.

I would drop this deal like a hot potato.In many western states (Colorado, Wyoming, etc) folks came in and bought large parcels of land...then they subdivided those parcels.  

I have yet to do a deal, but am working with a wholesaler in my area to try and Co-Wholesale a couple properites with him to get some experience, but my first goal besides this, is to buy a duplex-4 plex i can house hack!

You can go on this loan as non-occupying co-borrower.

Believe it or not, my wife and I both lived in NYC, and had co-workers commuting to work in NYC from Philly every morning by bus. 

We have absolutely no seasoning on cash-out refi's BUT we do not lend on those in Colorado, unfortunately.

My dad will be co-signing on the loan with me so I will probably be approved for a loan far greater than I would want/should take on.

This is good.Also, a little backstory:  the reason I mentioned insurance, was a developer I worked with in Colorado finished a condo complex in the early part of the 2000's, when there was a rogue lawyer whose business  model was buying a condo, tearing into the structure looking for any defects (as minimal as sheetrock screws might be spaced @ 12" instead of 8"), then going after the builder, which of course was actually the deep pockets of the builders insurance company.
