then he does a BP pod cast and you can imagine how many people invested because of that pod cast then BP to their credit once they realized / or read the credible feed back with pictures they removed the pod cast.

With the property being in Texas, I’m my opinion this has very little chance of success -A Quit Claim feed does not establish the “Color of Title” you are seeking.
