That said, this can be mitigated a few ways:- Make sure that you talk to your planned refi lender *before* your purchase, to ensure that you understand their requirements, timelines and appetite for refinance;- Get an appraisal for the future value of the property from either your refi bank or an independent appraiser. 

The independent home inspector I used said it was the best new construction build he's seen in the area. 

If you get audited, and you have a short holding period, you would need to demonstrate that you did have the intent to hold for rental. 

Strong appreciation in a given area is the result of all the other factors, not independent of them.  

My current financial officer stated he needs an Audited profit and Loss for 2020 however that would take too much time on my end before i can buy the home i am looking into Do ALL financiers require this?

I get to either have a major hassle and basically beg the IRS to audit me or leave it alone and pay taxes on the promissory note amount.Another bad 2020 item. 

What I had to do is write up a plan for the business, compensation plan for officers, such as paying for medical insurance, co-pays, auto expenses, office expenses etc. so in the event of an audit, I'm covered.
