I tell them I am wholesaling the property and thus have 0 intentions of buying that property (so why put a deposit down).. ohh rest assured my buyer WILL put that deposit down.. just not me!

Some will allow the early termination with no charge if it is a very urgent matter such as a death or terminal illness to one of the leaseholders.
