Hello,I am looking for the fastest growing cities (gems) in U.S, the main goal is to generate 3%+ cash flow but expect huge return in the next 20 years.Looking for those locations and cities that growth is inevitable.Please advice?

Downsides are there will be double the fees than finding a syndicator directly, many of these companies are new and might not have a long track record or a lot of experience, potential hidden fees, etc.I'm sure there are a few others, and I may come across as biased towards syndicators, but that's what I chose to do, so it's tough for me not to be.

Make sure to walk every inch of the home for soft spots and to find hidden leaks. 

I've found quite a few gems hidden in them!

Since I am not able build so huge structure myself I sharing this hidden area of opportunity to other investors and considering selling this land for right developer. 

I agree it's like the hidden treasure of America.

These BP forums are amazing, but one of the downsides is that most people are either Newbies or are trying to sell you something.Wouldn't it be great to connect with other experienced KC investors who have no hidden agendas?

A similar house on the same street sold recently for 220k.So my question is, even if a title search fails to bring up junior loans, liens, or back taxes and the properties only needed minor rehabbing (cleaning, paint, landscaping, etc), wouldn't the profit margins still be a little narrow, considering there will still be closing costs, fees, and maybe commissions (not to mention hidden repairs) when the properties are put back on the market?
