Hi, As interest rate is dropping with impending federal reserve's announcement next week, I feel like this is a good time to tap into equity in my investment property in Cambridge, MA 02141 and maybe purchase another property with cash. 

I’m looking to invest but want to the numbers so it make sense for the seller as well.

The national courses are pretty tough to learn the local specifics in my opinion....and tax sales are very very local.Find someone local where you want to invest....check your local REIAs. 

Credit score- the higher the best. 760-780+ generally gets best pricing for investment property loans with most lenders.

Motivated heirs or execs will either have a house that is problem or a probate/financial/legal issue that is problem.
