Here are some things to consider:Most of Cityfheps are coming directly from the shelter and with my experience it’s hard to vet them since they want to be out and you do not consider income and credit. in general they are not used to keep an apartment (recycling, cleaning etc…) since they do not have any responsibility at the shelter and some of them stay there for years.The city will mail you the payment and usually it’s twice a month.

Good -  No qualifying for loan, no personal liability for loan, possible low interest rate,Bad - Usual reasons seller willing to sell subject to are to obtain a higher sales price than for a sale requiring new loan, sell a property that doesn’t qualify for a new mortgage, sale an “unsaleable” property, or sell a property in poor condition.Ugly - Almost all mortgage loans have so called “due on sale or transfer” clauses, so many steps are needed to mitigate the risks of lender note acceleration.

So for instance the tenant slips and falls and wins $1,000,000 in court for your negligence as a landlord and your regular insurance policy only covers $250,000 then your umbrella policy should cover the extra $750,000 judgment against you.

One thing to note is if you are looking for long term buy and hold, what is your private lenders interest rate as it is usually very difficult to get numbers to work on long term buy and hold when using private money.

@Jeeten Afini trying NOT to be biased here, but hiring a PMC is usually the best option when you are not local to your rental(s).The challenge is finding a GREAT PMC, which most owners screw up by focusing on the cheapest instead of doing any real deep screening.Regarding batteries, the handyman or agent should be able to handle.
