Ok so here we go first off this is in Louisiana and our laws tend to be a little different from other states.An individual owns two pieces of land, one small tract with a mobile home and a larger tract behind where they keep livestock. 

Manufactured housing communities/mobile home parks used to be an overlooked property type, but not so much anymore.The low risk profile, easy financing, and other positives mentioned in this thread drive strong demand and low cap rates.

Ah I must have missed that it was a mobile.

Depends where the land is located and ease/difficulty of that municipality but expect $10o-$150/sqft  minimum if you don’t have a dedicated crew and haven’t done this before.

Help..Lot for sale with a small easement to the back believe lot was divided from the house in the front, limited street access, previous manufactured home has been removed, utilities are in the lot.Seller is letting go for $31k zone is R-3LOT SIZE 0.106 acres / 4,601 sqftMy first investment and don't know what to do, I could potentially put in a mobile home and sell it, or try to flip land.Again lot has a small access to get to the back where it's located pretend lot is shaped like a capital "P" (about 20 feet wide to get to the back- 10 feet plus another 10 feet from the duplex next door) Any recommendations?
