Plans are submitted to city, will start on "in-place" type reno next week for existing bath.Goal would be to find a buyer early so that we can either sell as soon as it is complete, or even sell it now - bonus for buyer would be they can customize a bit if desired (e.g. here are your two choices we include in this price range. or pay more to get whatever custom version you want).

I know of some portfolio lenders/small local banks in South Carolina that would agree to this as long as the total debt service (1st and 2nd mortgages) is still above a 1.25.

You’re looking for diversity; people will leave when they lose their jobs if the entire economy in an area is centered around one or two industries.Small businesses and any kind of services will either move away or fail if the biggest employers are not hiring.

I'm glad I did what I did because it has put me in a position of building my business as a Realtor with my service business to pay the bills in the transition and beginning my investing later this year having watched the market for 8+ years and at least kept my net worth positive with my house appreciation, if not as large a number as it could have been.
