Although this is a sellers market for the owner-occupier space with crazy offers being made above asking price by people who buy on emotion rather than numbers, landlord burnout is at an all-time high due to government imposing its will and saying investors need to pay for the "won't work for money and won't pay for housing" lifestyle. 

The only alternative I can think of is considering turning the garage into living space, but that would involve a significant change to the property that might not come back to you dollar-for-dollar.

My family has a couple of other properties that are similar in style and space.

The space coast / Brevard County has had a crazy explosion in the Aerospace / Defense / Technology areas and that is even further fueling the desires of the area along with beaches, and great values on housing!

Some of the lots would be wiped out for a community garden context every maybe ten spaces...Another model: Thinking about 20 minutes outside of cities could also be developed from land if utilities can be lined up for the land. 

They are 4 bedroom, 4 bath, and they share the common spaces.

This^^^I can't tell you how many times I would go to a Fixer Open House - the kind where everyone gets an hour to visit the property and then make an offer - I would be crawling under the house and taking apart the electrical panel while all these couple complained about the paint color and the old carpet....

Usually this is 20-35% for full service property management.However, I have always looked at this space a little differently, more similar to the hotel and hospitality world.
