A drywall guy once told me that a quick way to calculate a whole house worth of work is to multiply the living sq footage by 3.5 then divide that by 48 sq ft ( 12 ft drywall ) and then multiply times per sheet cost.This is probably more applicable for new construction or full gut jobs.amazingwe did a new build last year & using your calc it was very close except we did 9ft ceilings & 1/2" 12ft wallboard.

In the next couple months, we are demolishing the rental houses and building metal buildings/flex space with many units that we will lease out to many tenants. 

The county and the nearby city of Westminster both have a clear vision for higher population density in this area.

As of today the county estimate for the back taxes is $1166.73 for one & $823.54 for the other.  

Right a nice letter, send it by email and registered mail, telling them you have purchased the building and will be terminating their lease on the last day of July so that you can move into the unit.

The large upscale apartment buildings in my town offer 1 month of free rent to anyone from my company that signs a 1 year lease.   

There may be additional zoning or building requirements depending on the number of rooms in the unit.

My family and I are contemplating building a 2nd home on Beach Lake or Sunset Lake in particular (5 minutes from Castle Rock Lake) and utilizing it as an STR the rest of the year when not there.
