Insurance can be arranged with an additional insured, but property coverage for a tenant is not covered under an owner's policy.There are risks to either as an equitable interest may be established and any eviction process could turn into a judicial foreclosure as no non-judicial process is usually not recited in any security agreement and if such were used, it would take on the flavor of an installment contract.IMO, it's best to go the simple conventional route, use a lease and give a seperate option to buy without any fluff, it just isn't needed if the real intent is to sell and you have at least an almost qualified buyer. :)

& if you use contractors to do any work on the property check their coverage for workers comp/injuries.We just had fellow investor land in a lot of trouble with an injury on-site where the guy was working off the books for a contractor friend.good luck.

I think the real value of BP is not in being an alternative to training but more as as comprehensive site offering multiple perspectives and experiences in many, many different areas involving real estate investing and peripheral services, like brokering, lending, wholesaling and property management.

I just checked the coverage map for AgentPro247 and this is what came up as of 12/28/18:As you can see, most counties have data that's been refreshed within the past 30 days, but some of them are REALLY old.

The area I'm looking at does not have good coverage in streetview so most of the properties aren't on it, but I can see the satellite image overhead.

I have a good agent if you want, I use actual cash value policies (as opposed to replacement cost value where depreciation is not taken out on payouts) with a rider for vandalism, accidental water discharge and liability coverage among other things.
