The beauty of re-channeling my investment funds into an earlier loan repayment is that in 14 years I'd own the house free and clear and my monthly cashflow would increase by $700.Also I could tap into that equity with a HELOC and repeat the investment process into another property or two.Am I looking at this right?

Now the beauty of it is this – while naturally he still needs to spend time doing showings, meeting with clients, etc. outside of those tasks he is able to get his “grunt” work done here at work.

The downside is that you would have to develop the space and manage it.All in all the beauty of commercial space and commercial tenants lies in the triple net lease.

Nothing wrong with that but sometimes I find that there is no substitute for boots on the ground, meeting with owners.You'll always find unmotivated sellers in direct mail and in person, the beauty of direct mail is that the effort comes from the owner to contact you, rather than you seeking them out.
