Hello everyone, my name is Oleg. I’ve been foraging through these forums for a couple months now, and am now finally starting to delve into the BP, and the real estate world.
Just a little information about myself; I’m 21 years old. I’m currently a student at CCSU (Central Connecticut State University) and am employed as a dispatcher for a local police department here in CT. I was born in Ukraine, but immigrated to the US with my family at the age of 5. I’ve been living in New Britain ever since.Besides English, I can also speak Polish, Ukrainian and Russian. As far as hobbies, I’ll watch or play just about any sport, and I love fishing.
So what inspired my interest in real estate and brought me to BP? Well, one of my fellow dispatchers at work is also a part time real estate agent. He’s been in the game about five years, and this year is on pace to make close to 90k from real estate alone. Combine that with his salary from dispatching, and he’ll take home a pretty penny this year. Now the beauty of it is this – while naturally he still needs to spend time doing showings, meeting with clients, etc. outside of those tasks he is able to get his “grunt” work done here at work. Since our job requires us to sit behind a computer all day, he just brings his laptop to works on his real estate endeavors. He’s essentially getting paid to work two jobs at the same time. After speaking with him, I become motivated to try my hand as a real estate agent. I will be taking my course through the Greater Hartford Association of Realtors in January of 2018.
Now while I’m excited for that, my interest in investing and wholesaling real estate my actually supersede that of being an agent. By the summer of 2018, my goal is to purchase a 3-4 unit home, and live in one of the units with my girlfriend. This will allow for me to put a lower deposit, as well as eliminate my rent payment.The thing I need the most help with would certainly be financing. I’ve never applied for a loan, and for lack of a better word I’m absolutely clueless as to which loan would be best for my situation, if any loan at all? Additionally, wholesaling looks like an extremely appealing option, especially to someone who doesn’t have much capital to start with. Theoretically a few wholesale deals and I could have the money for my property within a month or two, right? I even know a few people (not personally) who could be prospective sellers, what I don’t know is how to approach them or what to say to them. Nor do I know where to find cash buyers. I would love to connect with someone who has done some wholesale deals and learn anything and everything they’re willing to share.

I’ve noticed there are more members in CT here than I had initially thought so I’d love to get together at some of the events that you guys frequent.
